Beautiful property situated on a hilltop that offers wonderful views over the surrounding countryside composed of fields and woodlands. San Gimignano with all shops and facilities is at 11 kms, the golf club of Castelfalfi is at 10 kms, Volterra is at 15 kms, Siena and Firenze are equidistant at about 1 hour's drive. The estate is reached by an asphalt road. Access is through an electronic entrance gate that opens onto the driveway leading to the houses and to the parking area. The entire 40 hectares of the estate are fenced in to afford complete privacy and include lawns, fields, vineyards, and woodland.

There are 4 separate, independent houses on the estate that are all very close to each other and that we offer as one unit. They are described separately below. The estate offers a newly built 7 X 14 meter swimmingpool, a tennis court (not perfect but usable), a delightful pond with colorful Koi Carp in it (not safe to leave children unattended there as it is fairly deep) and in the woods above the houses is a wooden chalet with a small patio and picnic table. There is a bowling-green.

There is a baby cot and maid service that is furnished 3 hours per day, 5 days per week and costs € 180 weekly. Extra hours can be arranged and there is also a cook available if booked well ahead of time. Firewood is payable at € 25 per 100 kilos, and while Lilium and Ginestra have gas central heating that is payable on consumption, Acacia is heated with electric panels and electricity will be paid on consumption during heating season.

This ancient structure constitutes the original nucleus of the estate. It develops on two floors and has several entrances. Main entrance is at ground floor through a covered portico into a hall. To the right of the hall is a landing with door to a WC. To the left of the hall, down 2 steps is another landing with door on the left to the spacious kitchen that is fully equipped with electric range, electric oven, dishwasher and fridge with freezer. The kitchen also has an open hearth fireplace that is ideal for grilling meat. A door in the kitchen opens into a veranda that is used as utilities and storage room. In the veranda is a door to a spacious furnished terrace that is ideal for enjoying one's meals while gazing at the panorama. Large oak trees keep the terrace shaded even in the hottest summer day.

Back in the entrance hall, a flight of stairs leads to the first floor sleeping area of the house. At the top of the stairs is a landing. A door in the landing opens down 2 steps into the beautiful master bedroom with double bed, fireplace, panoramic windows, door to a small balcony, and ensuite complete bathroom with shower stall. To the left of the landing, down 1 step is a hall with 2 doors. One opens down 1 step into a twin bedded room (the beds can be connected on request) with ensuite complete bathroom with shower stall. The second door opens into a double bedroom with ensuite complete bathroom with shower stall. This house is furnished with a combination of modern and antique Tuscan pieces and is very comfortable. Woodbeamed ceilings and cotto floors maintain the typical Tuscan architecture intact.

Ginestra 200 sqm This House is a restored barn and it was restored in 2003. You can rent the whole Farmhouse 6/7 persons or Farmhouse Ginestrella , a studio apt in the ground floor or Ginestra 4/5 persons Ginestra and Ginestrella are 2 different houses, divided by a door The whole Ginestra 6/7 persons The main entrance is at ground floor up 2 steps from the gardenThe entrance is directly into the dining room. Through an open door passage and down 1 step there is a fully equipped kitchen area with fridge ,freezer,hob( 4 gas rings) dishwasher,microwave. Through an arc door there is a large bedroom ( The Ginestrella) and a complete bathroom in suite with shower stall From the dining room and up 1 step there is the living room,with fireplace and armchairs This has glass walls and a beautiful view of the pool A flight of stairs leads from the dining room up to the first floor open gallery with a sofa bed.A door opens outside facing the driveway From this open gallery 2 doors open the 2 bedrooms with complete bathrooms in suite with shower stall The Ginestra also offers wood beamed ceilings and cotto floors Old furniture Central heating Outside there is a spacious furnished terrace with table and chairs and private barbeque,that is ideal for enjoying one’s meals.From here you have a beautiful view of the pool and of the country side After the restorations in 2003 the Ginestra can be divided in 2 units Ginestra and Ginestrella, because they are divided by a door Ginestra 4/5/persons It is the Ginestra without the bedroom in the first floor

Ginestrella This is the studio apt for 2 people,it has a main entrance at ground floor from the garden between it and Lilium It is a large room(33smq) with a fully equipped kitchen which is placed inside a closet(fridge,hob) hable,chairs. A big sliding door can divide this area from bedroom area. There is a complete bathroom with shower stall Outside there is a private area with table and chairs

This house is set into the hillside dominating the tennis court. It is an unusual building because originally it was a terracotta and brick factory. At the lower level where the tennis court is situated, the house offers a playhouse for children. The house has two separate entrances. Main entrance is from a paved, furnished terrace from the level above the tennis court. A path leads from the terrace down to the tennis court. Entrance is into a small living room with an open arch that leads into the livable kitchen that offers gas range and fridge.

A flight of stairs leads from the living room to the first floor landing. A door in the landing opens into a single bedroom. A second door in the landing opens into a small but complete bathroom with shower (ideal for children). A third door opens into another single bedroom with a door, that in turn, opens down 1 step into a spacious double bedroom with fireplace. A single bed can be added on request in this bedroom. A door in the double bedroom opens onto a short flight of stairs that lead up to a landing with door on the right to a complete bathroom with shower.

A door on the left of the landing opens outside onto a small loggia from which, up a few steps is the lawn that is at the same level as the other houses. Therefore, the double bedroom has its own access without having to go through the single bedroom first. This house has electric panel heating. It is simply but comfortably furnished.

The Glicine is a studio apt,45 mq large, with complete bathroom with shower cubicle ,basin,wc There is a fully equipped area with fridge,hob. Old furniture.The Glicine was an old barn and old oven. The ceiling is wood Autside there is a private pergola, that is idealfor enjoyng one’smeals,whith private barbeque and chairs and table .
